Synopsis:
This presentation will focus on the potential, risks, and opportunities that artificial intelligence, machine learning and blockchain technology offer to society in general and to valuation in particular. The presentation will provide participants with an understanding of the progression of technology that ultimately culminates in progressive changes to the appraisal profession as a result. Professionals face challenges from this new technology, but the presentation will focus on how appraisers can leverage their skillsets in a manner that ensures their successful transition into real estate analysts. Details of the Spatial Web and the changes it will bring will also be examined with an overview of the potential of this provocative change. The last 1/3 of the seminar will focus on both re-engineering and appraisal modernization and the efforts by both Fannie Mae and Freddie Mac to change the current paradigm of the profession and change the manner in which appraisal are analyzed and completed for the GSEs. Topics will include waivers, bifurcation and the impact of data standards and the new Uniform Appraisal Data set.
